Redmond

Redmond, Washington is a lively city on the northern edge of Lake Sammamish, located 16 miles northeast of Seattle. Redmond features plenty of natural scapes and views, boasting over 1,358 acres of parks and open space, as well as 39 miles of developed trails furnished throughout the city. Zoning

Accessory Dwelling Unit (ADU) projects must meet all of Redmond’s Zoning Code requirements, specifically Chapter 21.08.220. A property's zone is available on Redmond's Zoning Map or within the City's property database.

Number of units

A property can have one ADU on each residential lot in addition to any new or existing detached single-family dwelling unit.

Building size

The maximum size of an ADU in Redmond is 50% of the primary dwelling unit size, no greater than 1,500 square feet.

Setbacks

The setback for ADUs in Redmond is 5 feet from any interior side or rear property line. May not be located within the front yard setback.

Parking

One (1) off-street paved parking stall is required. Excess existing parking space may be utilized.

Owner-occupancy

Either the primary dwelling unit or the ADU must be occupied by an owner of the property.
